Nine calculators
Run the numbers before anyone asks for your email
Each of these is a page of its own, not a tab in a widget. Every one recalculates as you type, draws its working, and puts your inputs in the address bar so the result is a link you can send to whoever needs to see it.
Every figure produced by these calculators is illustrative and set for demonstration. Nothing here is a quote or an offer.
Buying a home
- 01Monthly PaymentPrincipal, interest, taxes, insurance, HOA and mortgage insurance, itemised rather than rolled into one number.
- 03AffordabilityIncome, debts and down payment in; a price range out, with the constraint that binds named explicitly.
- 06Rent vs BuyOver a holding period you choose, with every assumption on the page instead of buried in the maths.
The loan you already have
- 02AmortizationEvery payment in the loan, switchable between month-wise and year-wise, with running totals.
- 04RefinanceYour current loan against a new one, costs included — and the month the change pays for itself.
- 05Extra PaymentA little more each month, or one lump sum — against interest saved and months removed from the term.
Programme specifics
- 07FHA & MIPFHA with upfront MIP financed into the balance and annual MIP carried in the monthly payment.
- 08VA & Funding FeeThe VA funding fee, worked out from service category, down payment and prior use — then financed or paid.
- 09Points & Buy-DownWhat buying the rate down costs, what it saves monthly, and how long you must keep the loan to profit.
What these do, and do not do
They recalculate live. There is no submit button, no gate, and nothing is stored. Sensible defaults are already loaded, so every page is useful before you touch it.
They show their working. Balance curves, the split between principal and interest, and a full amortization schedule you can read month by month or year by year.
They are shareable. Your inputs live in the URL. Copy the link, post it, or mail it — the person who opens it sees exactly what you saw.
They are illustrative. Rates are typed by you, programme figures are simplified, and none of it is priced to a live market. A real quote comes from a person.
