02What actually moves the number
Both lines are plotted against the same horizontal axis so their slopes compare directly: the steeper line is the lever with more in it for you.
Assumptions on this page
- Two ratios are tested: housing payment against gross income, and housing plus every other monthly debt against gross income. The tighter one sets the price.
- Property taxes are estimated as a percentage of the purchase price, which varies enormously by county.
- Income is gross, before tax. Debts are the minimum monthly payments a lender would count — car, card, student loan, support orders.
- Nothing here is an underwriting decision. Real approval looks at credit, reserves, employment history and the property itself.
